Air Conditioning Inspections

The Energy Performance of Buildings Regulations 2007 introduced a legal obligation on any person who controls the operation of an air conditioning system to ensure that the system is inspected by the relevant inspection date.

Unlike the requirements for Energy Performance Certificates, these air conditioning inspections are not triggered by sale or rental, but have been given definite deadlines for compliance.

TM44 & Air Conditioning Inspection Requirements

  • First inspection of all existing air conditioning systems with an effective rated output of over 250 kW cooling capacity must have been completed by 4 January 2009.
  • First inspection of all existing air conditioning systems with an effective rated output of over 12 kW must be completed by 4 January 2011.
  • New air conditioning systems over 12 kW installed after January 2008 must have been inspected within 5 years of being put into service

Air Conditioning Inspections & TM44 Reports

Recent reports indicate that a large number of buildings still have not met these deadlines and are therefore running the risk of fines and prosecution due to lack of awareness or suitably qualified air conditioning inspectors. NACI are here to ensure that you are not caught out.

All reports should, as a minimum, meet CIBSE TM44 standards – all NACI inspections and reports exceed the TM44 requirements. Air Conditioning Inspectors

Our air conditioning inspectors will examine, amongst other things, the refrigeration and air movement equipment that make up the system, system controls, any documentation relating to the operation and maintenance of the system. Our air conditioning inspectors will estimate whether the system is suitably sized for the cooling loads and will provide advice on ways in which the performance of the system might be improved.
